Prior to joining Blenheim, Thomas gained practical experience working for other legal advisors and has learned that, when it comes to solving problems, shoving paper around is not always the best option.

Thomas is an outstanding communicator and negotiator, both in court as well as out-of-court, and is strongly committed to high-quality outcome for his clients.

As attorney Thomas has gained experience in representing investors, developers, lenders, landlords and tenants in connection with the leasing of office, retail and industrial properties. He has written a number of publicized articles on these subjects.

Apart from general commercial litigation and contract law, Thomas’ practice areas as attorney include:

  • preparation of lease forms for office, retail and industrial properties
  • advising chain-stores tenants in the review and negotiation of leases
  • representation of tenants and landlords in the review and negotiation of office leases
  • advising clients in build-to-suit lease and development agreements for office, retail and industrial facilities
  • representation of real estate owners, managers and developers in the leasing of in-line, anchor, out-parcel and special retail locations
  • assignment and subletting documentation, including review of underlying leases, and negotiation of leases or purchases
  • financing documentation, including collateral assignments of lease, landlord waivers or subordinations and consents, leasehold mortgage financing provisions, and lease guaranties
  • sale and lease-back, ground-leasing and other financing mechanisms for the acquisition or development of property
  • renewal, extension, expansion, right of first refusal and option to purchase documentation
  • due diligence review and synopsis of leases in the acquisition, financing and disposition of multiple-tenant properties and/or multiple location businesses
  • related matters, including architectural and construction contract review and negotiation; environmental issues; and land use and zoning matters
  • real estate lease litigation, including landlord/tenant disputes, brokerage commission disputes, dispossessory/eviction proceedings and related matters.
